LOFT SPIRIT for this floating establishment.
An entrance, in the form of a conservatory open to the terrace, has been created in the superstructure on the foredeck of the boat. A large staircase with a quarter turn provides access to a huge space of approximately 80 m², with a ceiling height of over 4.50 m accommodating the living room, dining room, and a large kitchen (headroom 2.50 m) open to the living room. All the remaining household appliances operate on 220 V, with an induction hob, and there is no gas. At the rear of the kitchen, a large room with a water point serves as a laundry room.
To finish, the Cellar, where the standardized electrical meter and the electric water heater are located. A watertight door provides access to the engine room (of no interest, non-navigating boat).
In the living room, an old spiral staircase from the late 19th century and a walkway provide access to a bedroom of about 30 m², with an en-suite bathroom including a walk-in shower, washbasin, and sanibroyeur toilet.
The owner's cabin is a true master suite and is located at the front of the boat from the living room. With an area of approximately 30 m², it offers a dressing room and a very original bathroom with double access, 2 washbasins, and a large walk-in shower. Independent and private sanibroyeur toilets.
A second toilet adjacent to the bedroom's one is reserved for the use of the common space.
Finally, the former boatman's accommodation is accessible from the wheelhouse.
The wheelhouse remains in its functional state.
The boatman's accommodation has been completely refurbished and offers a small independent studio of 27 m² with a kitchenette, sofa bed, and bathroom with toilet and washbasin.
This accommodation is completely independent of the rest of the boat.
Hot water is provided by an electric water heater.
The electrical circuit operates on the shore power and is validated by the expertise of a Consuel.

Broker's Comments
Houseboat for sale in Île-de-France by Boatshed Paris.
We are pleased to offer this barge of Freycinet standard transformed into a floating establishment for sale in the southern Paris region.
This non-navigating barge offers a living space worthy of an industrial loft, consisting of a huge apartment (approximately 200m²) and a studio (27m²) in the former boatman's accommodation. The exterior paintings were redone in 2023.
The floating establishment certificate is valid until 2027, and the next dry dock inspection must be in June 2027. Easily convertible boat, offering great potential if one wishes to increase the living area.
Nice interior finishes, the floorboards are from the late 19th century and the opening portholes are in brass. All new opening woodwork is double glazed.
Ideally moored in a medieval village, in the heart of a region rich in history, this boat is an excellent product for people wishing to live on a barge and take advantage of the independent boatman's accommodation to offer lodging such as a cottage or Airbnb.
For those who wish to own a navigating barge, it is possible to put the engine back into service and, after inspection, apply for a certificate for a navigating barge. In my personal opinion, with an air draft of 5.28m, or 4.70m with the lowered awning, the navigation sector remains limited, and the engine, although in good condition, does not seem to be a priority.
